Northampton Home Sale Prices Span $45,000 to $1.6 Million in Latest Deeds

NORTHAMPTON -- Twelve property transfers were recorded in Northampton between June 26 and July 25, but sale prices were disclosed in only four of them, ranging from $45,000 to $1,585,000.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 12 transfers in Northampton during the period. Of those, four included a disclosed sale price, ranging from $45,000 to $1,585,000, with a median of $927,500. The remaining eight transfers were recorded without a disclosed consideration amount. With two-thirds of the period's transfers carrying no price, the raw count of 12 recorded deeds does not, on its own, support a conclusion about whether the market was active or quiet.

TOP SALES 555 Coles Meadow Road sold for $1,585,000, the highest disclosed price of the period. The sellers were listed as Charles Wiemeyer and Charles Weimeyer; the buyer was Alfred Kobacker.

66 Maynard Road sold for $1,225,000. Sellers Robert Martin and Gretchen Herringer transferred the property to buyers Nancy Thomas and Christopher McLean.

51 Phillips Place, Unit 1, sold for $630,000. Sellers Kate H. Miller and Adam C. Miller transferred the unit to buyer Molly Hickok.

80 Damon Road, River Run Unit 3304, sold for $45,000. Seller Carolina Castro transferred the unit to UMassFive College Federal Credit Union.

NEIGHBORHOOD BREAKDOWN Phillips Place was the period's most active street, with three separate transfers recorded at or near 51 Phillips Place: the $630,000 sale of Unit 1 from the Millers to Hickok, a separate transfer of 51 Phillips Place from the Millers to the city of Northampton, and a declaration of homestead filed by Hickok on Unit 1. All three were recorded the same day.

By price tier among the four disclosed sales: one was under $500,000 (80 Damon Road, $45,000); one fell between $500,000 and $1 million (51 Phillips Place Unit 1, $630,000); and two exceeded $1 million (555 Coles Meadow Road, $1,585,000, and 66 Maynard Road, $1,225,000).

The remaining eight transfers were spread across separate streets -- Haydenville Road, Elm Street, Vernon Street, Pomeroy Terrace, North Farms Road and State Street -- with no other street repeating.

MARKET NOTES Eight of the 12 recorded transfers, two-thirds of the period's total, carried no disclosed sale price, limiting how much can be said about pricing trends beyond the four transactions above. Several transfers were not conventional sales: the city of Northampton was recorded as buyer in two transactions (208 Haydenville Road and 51 Phillips Place), three transfers were declarations of homestead rather than sales (51 Phillips Place Unit 1, 492 Elm Street and 650 North Farms Road), and one transfer at 650 North Farms Road moved from an individual to that same individual acting as trustee. Two transfers listed financial institutions as sellers -- Florence Bank at 94 Vernon Street and Mortgage Electronic Registration Systems Inc. at 90 Pomeroy Terrace Unit 3 -- while a third, 45 State Street, was transferred from Omkar LLC to Bankesb. At least three of the recorded properties were condominium units, identified by unit numbers: 51 Phillips Place Unit 1, 80 Damon Road (River Run) Unit 3304, and 90 Pomeroy Terrace Unit 3.
