Northampton Sale Prices Span $35,000 To $327,750 As Most Deeds Omit Price

NORTHAMPTON -- Fourteen property transfers were recorded in Northampton in the Hampshire County Registry of Deeds between June 19 and July 18, but only three carried a disclosed sale price. Those three ranged from $35,000 to $327,750.

Of those, three listed a disclosed consideration amount: $35,000, $250,000 and $327,750, for a median of $250,000 among the disclosed-price transactions. The remaining 11 entries listed no sale price, which is common in deed-record data. TOP SALES

The highest disclosed price was $327,750, for a transaction recorded June 22. The registry entry lists no specific street address, only "Northampton, MA." The deed names Nathaniel P. Hanson and Bridget Hanson as sellers and HMA Mortgage and Mortgage Electronic Registration Systems Inc. as the receiving parties.

The second-highest disclosed price was $250,000, for 152 Maplewood Terrace, recorded June 22. Terrence R. Reynolds is listed as seller and Greenfield Savings Bank as the receiving party.

The third disclosed price was $35,000, for 97 Marian Street, recorded June 22. Christine M. Normandin (also listed as Christine Normandin) is named as seller and Florence Bank as the receiving party.

No bed, bath or square-footage figures were available in the deed data for any of the 14 transactions.

NEIGHBORHOOD BREAKDOWN

Two of the 14 recorded transfers involved the same address, 231 Main Street: one for Unit 3R at Upper Main Street Condominiums, and a separate transfer of 231 Main Street to the City of Northampton, both recorded June 22. No other street name repeated during the period.

Among the three transactions with disclosed prices, all fell under $500,000: $35,000, $250,000 and $327,750. The 11 transactions without disclosed prices cannot be sorted into price tiers.
