Conservation Commission Unanimously Approves Glendale Road Sewer and Trail Order of Conditions

NORTHAMPTON — March 26, 2026 — Northampton Conservation Commission clears key wetlands hurdles for Glendale Road cluster development. The commission voted unanimously Thursday to issue an order of conditions for Sovereign Builders' proposed sanitary sewer installation and public walking trail off Glendale Road, clearing the project's state and local wetlands review after consultant David Cameron of Fleetwood Environmental Solutions LLC described a sewer line crossing an existing culvert with 18 inches of clearance and roughly 3,000 square feet of grading within a 374,000-square-foot riverfront area. One commissioner challenged Cameron's argument that no practicable alternative exists for siting stormwater rain gardens within the riverfront, saying "reducing the number of units is practicable — it's not what the applicant wants to do," before the body accepted conditions requiring advance notice of any trail-alignment changes. The commission also voted unanimously to accept the project's open space parcel — a former sand-and-gravel pit expected to link to roughly 170 acres of conserved Mineral Hills land — and issued a unanimous negative determination exempting a 1.4-mile MassDOT resurfacing of Route 10 from further wetlands review.
