Northampton Deed Filings Show Wide Price Split, Heavy Bank Involvement
Hampshire County Registry of Deeds recorded 11 Northampton property transfers between Aug. 14 and Sept. 12, but only four disclosed a sale price, ranging from $249,999 to $1,225,000, with a median of $701,375 among those four. The month's top transaction was 3 Tyler Court, which sold for $1,225,000 from Peter and Stacy Duggan to Florence Bank. Three of the four disclosed-price sales named a bank as buyer, and eight of the 11 total filings involved a bank, credit union or mortgage servicer as a party. With most transactions lacking price data and several reflecting lender transfers rather than traditional sales, the available data offers only a partial picture of buyer-seller market conditions this period.
